Who is London Rebuilding Society?

London Rebuilding Society is an established social enterprise, an Industrial and Provident Society registered with the Financial Conduct Authority.

We provide access to finance and support services for individuals, including our Home Improvement Scheme which enables homeowners over 60 years of age to repair and adapt their homes at no upfront cost.

What does the Home Improvement Fund provide?

London Rebuilding Society will assign a trained and experienced Client Relationship Manager to be your single point of contact. S/he will organise everything to do with the work package so that you stay in control, but without any of the stress.

Our tailored package of property and support services is centred around your needs and includes:

  • End-to-end project management including access to grants and advice on other entitlements
  • Refurbishment and adaptation of your home
  • Guaranteed and warranted work
  • Increased property value
  • Reduced maintenance costs
  • Improved energy efficiency which could reduce fuel bills
  • Access to a Home Improvement Loan to finance the work

Am I eligible for the Home Improvement Fund?

If you can answer ‘yes’ to the following, the Home Improvement Scheme might be for you:

  • I’m a homeowner
  • I’m over 60 years of age
  • My home is in a significant state of disrepair and/or requires adaptations
  • There is either no mortgage or only a small mortgage on the property

What is the Home Improvement Loan?

The Home Improvement Loan is a lifetime mortgage that will provide the necessary finance for the entire package. It is repaid on sale of the property, death or long term care and is provided by an established mortgage provider.

What is a lifetime mortgage?

Lifetime mortgages are a form of equity release. You can find information about equity release on the Equity Release Council website.

Can I change my mind?

Until you sign a contract with us, you can change your mind at any time. We ask for your consent before we instruct a valuer and surveyor. We only move to the next stage of the process when you are ready so that you have the time you need to consult independent advisors and make sure you are truly comfortable with the scheme.

If you change your mind and decide to withdraw after the survey has been carried out, you will have to pay the costs of the surveyor and valuer and any administration costs.

If you do decide to go ahead, then we will draw up a contract. Once a contract is signed for the work to be done, you cannot change your mind.

How much will the work cost?

The total cost depends on the work done. There is no commitment to pay anything until a survey has been carried out. We agree the total cost with you before any work is begun so there are no unwelcome surprises.

Will my property be at risk of repossession or will I be forced to sell my property?

Your property will not be at risk of repossession. Your loan agreement will explain all the terms.

What if I need to temporarily move out while the works are carried out?

Our personalised service includes helping you find temporary accommodation for you, and storage for your possessions during the building work, if needed.
